A veterinarian, John Hardison, might never have dabbled in real estate investing if not for a pleading phone call from a desperate single father with three children.

“John, you got to come buy ‘em” the man pleaded. “They’re going to sell our apartment complex and raise rents and I can’t afford it.” The appeal came from a man John had been mentoring, and so John did the only thing he could think to do – he bought the four-plex.

This allowed John the opportunity to provide low-priced housing, not just for his mentoree but also for other families in need of financial assistance. However, when John retired from his veterinary practice, he and his wife Marilyn looked for a way to relinquish their landlord responsibilities, as they had become burdensome. They discovered that the sale of their property would bring with it a large tax penalty, something he and is wife wanted to avoid at the outset of their retirement.

In came the Church of the Nazarene Foundation.

John learned that by donating the property to the Church of the Nazarene Foundation he could avoid having to pay taxes from the sale while still receiving regular earnings from the donation’s investment. In fact, his monthly income is greater now than before he had donated the property! And, when he and his wife pass on, the trust founded on the investment of the property will go to fund ministries and programs the Hardisons have already selected through Nazarene Compassionate Ministries.
